Landlord & Tenant Fees

Nelson London Ventures Ltd (trading as NLV Estate) is required by law to publish a transparent schedule of all fees and charges applicable to landlords and tenants. This page sets out our fee structure in accordance with the Tenant Fees Act 2019 and the Consumer Rights Act 2015.
Landlord fees
We offer three levels of residential lettings service to landlords. All fees are subject to VAT at the prevailing rate.
Let Only Service: We find and fully reference a tenant, prepare the tenancy agreement and register the deposit. From that point, you manage the tenancy yourself. Our fee for this service is [to be confirmed]% of the total rent for the initial fixed term, payable on the commencement of the tenancy.
Rent Collection Service: We find your tenant, collect rent each month, pursue any arrears and provide monthly landlord statements. You manage maintenance and day-to-day matters. Our fee is [to be confirmed]% of the monthly rent collected.
Full Management Service: A complete end-to-end service — tenant finding, referencing, tenancy administration, rent collection, maintenance coordination, periodic inspections, renewal management and end-of-tenancy checkout. Our fee is [to be confirmed]% of the monthly rent collected.
Additional landlord charges
The following additional charges may apply depending on the service level and circumstances:
Tenancy setup and administration fee: [to be confirmed], payable on commencement of each new tenancy.
Deposit registration and prescribed information: [to be confirmed].
Tenancy renewal fee: [to be confirmed], payable on each renewal where we are instructed to negotiate and prepare the renewal documentation.
Periodic property inspection report: [to be confirmed] per report.
Check-out inspection and report: [to be confirmed].
EPC arrangement (where required): arranged at cost, with no mark-up.
Electrical Installation Condition Report (EICR) arrangement: arranged at cost.
Gas Safety Certificate arrangement: arranged at cost.

All fees are confirmed in writing before any service is provided. Nothing in this schedule creates an obligation to pay fees not agreed in advance.
Permitted payments from tenants (Tenant Fees Act 2019)
Under the Tenant Fees Act 2019 (which applies to all assured shorthold tenancies in England from 1 June 2019), only the following payments may be charged to or required from tenants:
1. Rent: as agreed in the tenancy agreement and payable on the dates specified.
2. Refundable tenancy deposit: capped at five weeks' rent for tenancies where the annual rent is less than £50,000, or six weeks' rent where the annual rent is £50,000 or above.
3. Refundable holding deposit: up to one week's rent, to reserve a property while referencing is completed. The holding deposit will be refunded within 15 days unless the tenant provides false or misleading information, fails right-to-rent checks, withdraws from the tenancy, or fails to take reasonable steps to enter into the tenancy agreement.
4. Payments for early termination of the tenancy at the tenant's request: limited to the landlord's reasonable costs or loss incurred as a direct result of the early termination.
5. Payments for utilities, council tax, television licence and communication services, as set out in the tenancy agreement.
6. Default fee for late payment of rent: interest at 3% above the Bank of England base rate, chargeable after rent is more than 14 days overdue.
7. Charge for a lost key or security device: the reasonable cost of replacement, evidenced in writing.
NLV Estate does not charge tenants any fee for arranging, negotiating or renewing a tenancy. Any fee not listed above is prohibited under the Tenant Fees Act 2019.
Client Money Protection
All client monies (including rent and deposits) held by NLV Estate are protected under a Client Money Protection (CMP) scheme. Our CMP scheme provider and membership number are: [to be confirmed]. A copy of our CMP certificate is available on request.
Client money is held in a separate designated client account and is not mixed with business funds.
Redress scheme membership
NLV Estate is a member of an approved property redress scheme. Our scheme membership details are: [to be confirmed]. If you have a complaint that has not been resolved through our internal complaints procedure, you have the right to refer the matter to this scheme free of charge.
