Being a landlord in England has never carried more obligation. EPC minimums, five-yearly electrical reports, annual gas safety checks, alarm requirements, deposit protection deadlines and the Renters' Rights Act all sit on the landlord, and getting any of them wrong is expensive.

We take that off your plate. We also let property on a corporate and serviced basis ourselves, which means we can tell you - from experience rather than theory - whether your property would do better on a standard assured shorthold tenancy or let by the month to business guests. For some properties in well-connected areas the answer is genuinely the latter, and for many it is not. We will give you the real comparison.

    Marketing, viewings, referencing, tenancy setup, deposit registration, rent collection, arrears chasing, maintenance coordination, inspections, renewals and checkout. You get a monthly statement and otherwise do not have to think about it.

  • Let only

    We find and fully reference the tenant, prepare the agreement and register the deposit. You manage the tenancy from there. Suits experienced landlords who want the tenant-finding done properly.

  • Rent collection

    We find the tenant and handle rent collection and arrears chasing. You keep maintenance and day-to-day management.

  • Compliance advisory

    An audit of where you stand on EPC rating, EICR, gas safety, smoke and CO alarms and deposit protection, plus what to do about anything that is missing.

  • Corporate & serviced letting appraisal

    An honest assessment of whether your property suits letting by the month to corporate guests instead of a standard tenancy - what it would achieve, what it costs to run, and the void risk.

Getting started

From instruction to tenanted

  1. Free rental valuation

    We assess the property against current rental data for the area and advise the rent it should actually achieve - not an inflated figure designed to win the instruction.

  2. Compliance audit

    We confirm which certificates are valid and identify anything that has to be dealt with before marketing can legally begin.

  3. Marketing and viewings

    Photography, listings on the UK's leading property portals, and accompanied viewings.

  4. Tenant referencing

    Full credit check, income verification, employment reference and previous landlord reference through a specialist referencing agency, plus right-to-rent verification.

  5. Tenancy setup and deposit registration

    Agreement drafted and signed, deposit registered with a government-backed scheme within 30 days, prescribed information issued, keys handed over.
